Property Terms & Conditions

These Property Terms & Conditions apply to all stays at VIVA Quinta properties. By making a reservation, completing online check-in, entering the property, or staying at the property, the guest agrees to these terms.
These terms apply in addition to the applicable Cancellation Policy, Payment Policy, Property Privacy Policy, and any terms of the booking platform used to make the reservation, including Airbnb or Booking.com. In the event of any conflict, mandatory platform rules and applicable law will prevail where required.
1. Scope of stay
VIVA Quinta accommodations are provided for temporary short-term stays only. Reservations are personal to the guest who made the booking and may not be transferred, reassigned, sublet, or resold without prior written approval.
The property may only be used for lawful holiday, leisure, wellness, or approved accommodation purposes. Any unauthorized commercial use, business activity, or event use is prohibited unless separately agreed in writing.
2. Check-in and check-out
Check-in is available after 3:00 PM and check-out must be completed before 11:00 AM, unless otherwise agreed in writing in advance.
Guests must provide their expected arrival time in advance and complete any required online check-in steps before arrival. Check-in instructions, access details, and guest verification requirements must be followed as provided by VIVA Quinta.
Keys, access devices, or other entry items must be returned to the designated location before departure. Lost keys or access devices will be subject to a replacement fee of €50, plus any additional costs reasonably incurred if locks, access systems, or related security elements must be changed.
3. Registered guests and occupancy
Only guests included in the confirmed reservation are permitted to stay overnight at the property. Unregistered overnight guests are not allowed without prior written approval from VIVA Quinta.
Any visitors must be approved in advance and must comply with all property rules during their time on site. VIVA Quinta reserves the right to refuse or limit visitors where necessary for safety, privacy, insurance, licensing, or operational reasons.
The number of guests staying at the property must not exceed the published maximum occupancy for the booked accommodation as shown in the listing, booking confirmation, or rate details. Exceeding the allowed occupancy without approval may result in additional charges, refusal of entry, or cancellation of the stay.
4. Noise and respect for others
Guests must respect neighbors, nearby residents, staff, and the peaceful character of the property and surrounding area at all times.
Quiet hours are from 10:00 PM to 8:00 AM. During quiet hours, guests must avoid loud music, shouting, outdoor gatherings, amplified sound, or other noise likely to disturb others.
Repeated or serious disturbance may result in immediate termination of the stay without refund where permitted by law and platform rules.
5. Smoking policy
Smoking is strictly prohibited inside the home and inside any enclosed building or interior space forming part of the property.
Smoking is only permitted outdoors, away from doors, windows, and any flammable materials, and only where it does not disturb others or create a safety risk. Cigarette ends and smoking materials must be fully extinguished and disposed of safely.
Evidence of indoor smoking, including odor, ash, residue, burns, or damage, may result in additional cleaning, deodorizing, repair, or remediation charges.
6. Pets and animals
Pets are not allowed unless explicitly approved in writing prior to booking. Any approved pet may be subject to additional fees, cleaning requirements, and special conditions communicated before arrival.
Guests must not feed, handle, chase, disturb, or enter animal areas without permission. Interaction with farm animals is permitted only during approved experiences or when accompanied by the host or a member of staff.
VIVA Quinta reserves the right to withdraw permission for any animal that creates noise, damage, safety concerns, hygiene issues, or disruption to the property, farm operations, staff, or other guests.
7. Parties, events and commercial use
Parties, events, or large gatherings are not allowed unless expressly approved in writing before arrival.
The property may not be used for retreats, classes, workshops, paid gatherings, brand activations, or any other organized commercial or public-facing activity without a separate written agreement with VIVA Quinta.
Unauthorized use of the property for events or commercial purposes may result in immediate cancellation of the stay, removal from the property, and additional charges for cleaning, staffing, wear, tear, or business disruption.
8. Cleanliness and housekeeping
Guests must keep the property in a reasonably clean and tidy condition throughout the stay and on departure. Waste must be disposed of in the designated bins, and food should not be left out in a way that may attract insects, rodents, or other pests.
For stays of one week, general home cleaning is provided two times. Additional cleaning services may be requested, subject to availability, at a charge of €80 per service.
If the property is left excessively dirty, requires unusual waste removal, or needs exceptional cleaning because of misuse or rule violations, additional cleaning or remediation charges may apply.
9. Appliances, amenities and fireplace
Guests must use all appliances, fixtures, furnishings, spa items, and amenities only for their intended purpose and in accordance with any instructions provided by VIVA Quinta.
Any malfunction, damage, breakage, or safety issue must be reported promptly so that reasonable action can be taken.
Fires in the fireplace are not allowed. The fireplace is decorative only and may not be used to burn wood, charcoal, paper, candles, or any other material.
10. Outdoor use and glassware
For guest safety, glassware may not be used outdoors, including in gardens, terraces, picnic areas, or spa and wellness areas.
Guests must use the plastic or other non-breakable drinkware provided for outdoor use.
11. Towels and linens
Two sets of bath towels will be provided per guest. If requested, towels may be cleaned and replaced during scheduled housekeeping services.
Bath towels are for bathroom use only and may not be used in the garden, picnic areas, spa areas unless specifically designated, or taken off-site to beaches, thermal pools, or other outside locations.
Lost, heavily stained, damaged, or misused towels and linens may result in additional cleaning or replacement charges.
12. Safety, security and supervision
Guests must lock doors and windows when leaving the property and take reasonable care of personal belongings and property contents during the stay.
Tampering with locks, smoke detectors, alarms, fire extinguishers, cameras in authorized exterior/common areas, gates, or other safety and security systems is strictly prohibited.
Parents and guardians must supervise children at all times. Children may not be left unattended anywhere on the property, including around water, spa facilities, animals, farm equipment, uneven ground, terraces, driveways, or outdoor features.
Parents and guardians are fully responsible for the conduct, safety, and actions of children in their care during the stay.
13. Rental areas and farm access
Guests must remain within the designated rental areas of the property as shown on maps, explained during check-in, or otherwise communicated by VIVA Quinta.
Non-rental areas, including greenhouses, animal areas, work zones, storage areas, machinery zones, staff-only spaces, and other restricted parts of the farm, may not be entered without permission and host accompaniment where required.
Because VIVA Quinta is a working farm, guests must exercise care around uneven terrain, tools, equipment, vehicles, plants, and animals, and must follow any posted signs or staff instructions.
14. Parking and access
Parking is available only in the designated driveway or approved parking areas for the booked accommodation.
Guests must park in a way that does not block gates, access routes, service areas, emergency access, or spaces needed for farm vehicles and operations.
Vehicles are parked at the guest’s own risk. VIVA Quinta is not responsible for theft of, or damage to, vehicles or their contents except to the extent liability cannot be excluded by law.
15. Spa and wellness activities
Spa and wellness facilities or services, including jacuzzis, saunas, cold plunges, massages, scrubs, wraps, and other wellness treatments, are offered only as paid activities or paid services unless expressly stated otherwise.
Availability may vary by property, staffing, maintenance, weather, operational requirements, and advance booking. Access may require prior reservation, scheduling confirmation, waiver completion, or additional instructions before use.
Guests must follow all instructions provided by VIVA Quinta regarding hygiene, session timing, safe use, supervision, health precautions, and any restrictions related to age, pregnancy, medical conditions, medications, intoxication, or physical fitness.
Guests are responsible for ensuring that they are medically fit to participate in any spa or wellness activity. Participation is at the guest’s own risk, and VIVA Quinta is not responsible for injury, illness, discomfort, allergic reaction, or adverse outcome resulting from misuse, failure to follow instructions, or undisclosed health conditions, except where liability cannot be excluded by law.
Children may use spa and wellness facilities only where expressly permitted and must be supervised at all times by a parent or responsible adult.
Guests must not bring glassware into or around spa and wellness areas and must use robes, towels, equipment, and amenities only as directed. Any damage, excessive soiling, misuse, or missing items may result in additional charges.
Late cancellations, missed appointments, or no-shows for booked treatments or wellness sessions may be non-refundable or charged in full, subject to the applicable booking terms communicated at the time of reservation.
VIVA Quinta reserves the right to refuse, pause, or stop any wellness activity where it reasonably considers that guest health, safety, conduct, weather, maintenance, hygiene, or operational conditions make participation unsuitable.
16. Technology and bandwidth use
Cryptocurrency mining, high-powered computing setups, server-style equipment, excessive electricity consumption, or abnormal bandwidth use are not allowed.
These activities may create safety risks, strain infrastructure, increase costs, or degrade internet access for other guests or operations. Breach of this rule may result in additional fees, service restrictions, or cancellation of the stay.
17. Filming, photography and live streaming
Guests are welcome to take personal photographs and personal video recordings for private memories during their stay, provided such use does not disturb others or interfere with operations.
Commercial filming, professional content creation, promotional shoots, stock photography, advertising campaigns, branded social media production, or other business-related recording is not permitted without prior written approval from VIVA Quinta and, where required, a separate location or commercial use agreement.
Live streaming from inside the accommodation is not allowed. This restriction exists to protect privacy, maintain security, and avoid disruption. Any exception must be approved in writing before arrival.
18. Conduct, illegal activity and immediate termination
Guests must behave responsibly and lawfully at all times. Illegal activity, drug use, excessive intoxication, harassment, dangerous conduct, abusive behavior, or disruptive activity will not be tolerated.
Any conduct that endangers people, animals, staff, neighbors, or property, or that materially breaches these terms, may result in immediate termination of the stay without refund where permitted by law and the applicable booking platform rules.
Where necessary, VIVA Quinta may contact law enforcement, emergency services, platform support teams, insurers, or relevant authorities.
19. Damage, liability and additional charges
Guests are responsible for any loss, damage, breakage, exceptional cleaning, replacement cost, or remediation cost arising from their acts or omissions, or those of any member of their party, beyond normal wear and tear.
This may include, without limitation, damage to furnishings, linens, spa facilities, keys, locks, appliances, outdoor areas, landscaping, farm infrastructure, or restricted-access areas entered without permission.
VIVA Quinta may charge reasonable amounts for repair, replacement, additional cleaning, lost income, staff time, or other direct costs caused by guest breach, misuse, or negligence, using the payment method on file where permitted by law and booking platform rules.
Nothing in these terms excludes any mandatory consumer rights or limits liability where such limitation is not permitted by applicable law.
20. Guest acknowledgement
During online check-in, each guest must confirm that they have read and agree to these Property Terms & Conditions, together with the Cancellation Policy, Payment Policy, and Property Privacy Policy, by ticking the relevant checkboxes.
If the person making the reservation accepts these terms on behalf of other guests, that person confirms that they are authorized to do so and that all members of the party will comply with them.
